Don't forget:

  • Deliver written notice plus a copy of your orders. The date the landlord receives it is your notice date.
  • You owe normal rent through the termination date and nothing after. No early-termination fee applies.

How this works

The date your lease actually ends after you deliver notice.

The arithmetic

  1. Finds the first rent due date that falls after the date you delivered your notice.
  2. Adds 30 days to that date. That is your effective termination date.
  3. Counts the rent due dates between notice and termination, which is the rent you still owe.

What this does not account for

  • This models the monthly-rent case in § 3955(d)(1)(A). A lease that does not provide for monthly rent terminates on the last day of the month following the month notice is delivered, which is a different rule.
  • Motor vehicle leases follow a different track: the termination runs from delivery of notice, and you must return the vehicle within 15 days of that delivery.
  • The clock starts on delivery of the notice, not on the date you wrote it, so keep proof of delivery.
  • Rent paid in advance for a period after the effective date must be refunded within 30 days. This tool does not compute that refund.
