CubeSmart Military Discount: 5% for Active Duty, Lien Fee by Day 30

CubeSmart gives active-duty renters 5% off monthly rent, and it stacks: the company’s promotion terms bar combining offers except military discounts, so the 5% rides on top of a first-month deal. Show your military ID at move-in. Veterans and non-active members are excluded by CubeSmart’s own FAQ.

The bigger number is on the other side of the ledger. CubeSmart publishes a state-by-state fee schedule, and it shows exactly what a lapsed deployment payment costs: a late fee once rent is 5 to 16 days overdue (day 5 or 6 in most states), a $110 or $120 administrative lien fee by day 30 in most states, and a $1 invoice fee every month. Federal law does not stop those charges from posting. It stops the sale. Under 50 U.S.C. § 3958, CubeSmart cannot enforce its lien on a servicemember’s goods during service, or for 90 days after, unless a court order comes first. The 5% discount, read line by line

CubeSmart’s military page and its offer terms, both read October 9, 2026, set these conditions:

  • Who: “active military” members with a valid active service military ID. The FAQ says there is no discount for non-active military or veterans.
  • When: present the ID at move-in. The general offer terms say promotions and discounts go to new customers on new rentals, not transfers or additional units, so ask at signing rather than later.
  • What it reduces: rental payments only. Taxes, insurance or protection plan fees, and administrative fees are excluded.
  • Stacking: allowed with CubeSmart promotions. It is the one exception to the no-combining rule.

On a $180 unit, 5% is $9 a month and $108 a year. CubeSmart’s terms also say the monthly rate may be adjusted with 30 days’ notice, and its FAQ says rate notices go by mail or certified email. There is no price lock to lean on during a long deployment.

Figures are from CubeSmart’s state fee schedule, read October 9, 2026. Every state on it also lists a $29 administrative rental fee at signing (Vermont and a few named stores list $24), a $1 monthly invoice fee, and a $30 fee for a reversed or refused payment. CubeSmart’s auction page listed 5,347 storage auctions across 41 states and D.C. the same day.

Worked example: nine lapsed months in Texas

Say your Texas unit rents for $180 and the card behind your autopay expires the month you deploy. By CubeSmart’s Texas schedule, each month that goes unpaid past day 6 adds the greater of $20 or 20% of rent, which is $36. Over nine months:

  • Rent: 9 × $180 = $1,620
  • Late fees: 9 × $36 = $324
  • Invoice fees: 9 × $1 = $9
  • Administrative lien fee: at least one $120

That is at least $2,073, with $453 of it in fees. The schedule does not say whether the lien fee repeats, so the true total could be higher. Pay the balance online by card and CubeSmart’s 3% convenience fee adds about $62 more; ACH autopay and in-store payments carry no convenience fee.

Section 3958(b) matters here. If CubeSmart goes to court to enforce the lien, the judge may stay the case or adjust the obligation to preserve everyone’s interests, and must on your request if service materially affected your ability to pay. Three CubeSmart details deployed renters miss

Online payment can shut off. CubeSmart’s FAQ says that once a bill is past due “to a certain point,” you have to deal with the store manager directly. It does not take card payments by phone with an agent, only its automated line. A spouse holding a power of attorney is your fallback, so set that up before you go.

Late payments do not reopen the gate the same day. Payments on delinquent accounts made after office hours will not restore gate access or guarantee overlock removal until the next business day, per the same FAQ.

Stores change hands. CubeSmart manages facilities for third-party owners as well as its own. The Justice Department’s 2024 complaint against Morningstar Storage describes a Tampa store that CubeSmart managed until August 2022. A deployed Air Force Staff Sergeant had signed CubeSmart’s Florida agreement, checked its “Military Member” box, and completed a “Military Rider” naming an agent. After the sale to a Morningstar affiliate, autopay stopped and her goods were auctioned; that case is in the enforcement ledger. The rental agreement is not posted on CubeSmart’s public pages read for this article, so ask your store whether its form still has that box and rider, and fill them in if it does.

Lock down a CubeSmart unit before you deploy

  1. At move-in, show your active service military ID and confirm the 5% appears on the agreement next to any promotion.
  2. Enroll in ACH AutoPay from a checking account that stays funded. It carries no convenience fee, and a bank account does not expire the way a card does.
  3. Give the store manager a written notice of military service with your orders, your expected end-of-service date, and a DMDC status report from the DMDC certificate site. Keep a copy, and copy CubeSmart customer service at feedback@cubesmart.com or 1-844-248-3104.
  4. Name a stateside contact and give that person a specific power of attorney for the unit. The spouse and family guide covers what a POA lets them do.
  5. If a lien or auction notice arrives, answer in writing that 50 U.S.C. § 3958 bars any sale without a court order, attach your orders, and call installation legal assistance the same day.

Frequently asked questions

Does CubeSmart have a military discount?

Yes. CubeSmart's military storage page (read October 9, 2026) offers active military members a 5% discount in addition to any other special or promotion on the unit. You present your military ID when you move in. CubeSmart's FAQ says the discount requires a valid active service military ID. Do veterans get the CubeSmart military discount?

Guard and Reserve members should ask the store manager what ID it accepts, because the FAQ ties the discount to an active service ID rather than to a duty status. If you are refused, the store's regular promotions still apply to you.

Can I combine the CubeSmart military discount with first month free?

Yes, by CubeSmart's own terms. Its promotion terms say promotions cannot be combined with other offers, discounts, or promotions, except military discounts. So a "First Month Rent Free" or "First Month Half Off" deal and the 5% military discount can both apply. Both reduce rent only. You still pay the administrative rental fee at signing, which CubeSmart's fee schedule lists at $29 in most states, plus insurance or a protection plan if you do not show your own coverage.

What happens if I miss a CubeSmart payment while deployed?

CubeSmart's state fee schedule adds a late fee, usually the greater of $20 or 20% of monthly rent, if rent is not received by about the sixth day, and an administrative lien fee of $110 or $120 if rent is not received by the 30th day in most states. Maine and New Hampshire list day 14 and Nebraska day 21. Rent keeps accruing. Under 50 U.S.C. § 3958, CubeSmart cannot sell your goods during your service or for 90 days after without a court order.

How much is the CubeSmart lien fee?

CubeSmart publishes it by state. Its fee schedule (read October 9, 2026) lists an administrative lien fee of $110 in most states and $120 in Colorado, Connecticut, D.C., Louisiana, New Mexico, New York, Rhode Island, South Carolina, Texas, and Utah. It is charged if monthly rent is not received by the 30th day after it became due, except day 14 in Maine and New Hampshire and day 21 in Nebraska. A court enforcing the lien against a servicemember can adjust the obligation under § 3958(b).
