Corvias Military Housing Move-Out: Fort Riley Refunds by the 10th

The arrears calendar that decides your last payment

Most renters pay on the 1st for the month ahead. Corvias at Fort Riley does the reverse. Its FAQ says rent is based on BAH, paid by an allotment set up when you sign the Resident Occupancy Agreement, and “collected in arrears, meaning it is paid on the 1st of the month for the previous months’ rent. For example, the allotment we receive on October 1st is applied to September’s rent.”

That changes what move-out costs look like. Corvias’s own example, worked forward:

Two money points follow. First, do not stop the allotment yourself to “save” the last payment: under arrears billing it covers a month you already lived there. Second, the September refund is where damage and utility charges land. If the refund is short, the itemization is your evidence for a dispute, and you will need a forwarding address that works on September 10.

The utility line is the one that surprises people. A family that runs the air conditioning hard in a Kansas summer can owe money above BAH even though rent itself is set from BAH. Ask the community office whether your home is in the program before you sign, and check the monthly statement rather than waiting for the move-out refund.

Deploying from a Corvias home

The Army’s Fort Riley brief says that if you will be gone more than seven days, the Corvias House Watch Program is “available and mandated” by a June 2023 garrison policy memorandum, with monthly checks by a maintenance technician. Sign up at the community office before you leave.

Corvias’s dispute flyer, dated March 2022, adds a warning for the spouse at home: a high-priority request entered in the resident portal “will not reach our team during non-business hours.” Its examples include a gas leak, sewage backup, no heat when it is below 55 degrees outside, and no air conditioning above 85. After hours, call the community office line and follow the prompts; Fort Riley’s FAQ lists 844-533-0456 for maintenance emergencies.

Corvias’s notice rule next to the SCRA

Corvias asks for 30 days’ written notice and lets you go sooner with “appropriate orders.” The SCRA sets its own date: under 50 U.S.C. § 3955 a monthly lease ends 30 days after the first rent due date following your notice, and the landlord “may not impose an early termination charge.” The apartment lease explainer shows how that date falls. Corvias’s orders exception can get you out faster than the statute, so use it, but deliver the notice in writing with orders attached so the federal date is your fallback. Orders include a commander’s letter, and a separation or retirement counts as a PCS under § 3955(i).

When a repair or a charge goes wrong

Corvias’s flyer lays out four steps: tell your resident manager, file a service request, take it to the installation’s resident advocate or Military Housing Office, then use the dispute resolution process. It says the formal process “must result in a resolution within 60 days.” The Fort Riley Army brief names the Commanding General of Installation Management Command as the deciding authority and says tenants may request rent segregation for up to 60 days while a formal dispute is reviewed. It also warns that refusing access for the inspection ends the dispute with no decision.

Leave Corvias housing on orders without losing money

  1. Give the community office written notice to vacate with your orders attached, citing 50 U.S.C. § 3955. The letter generator drafts it and the lease termination calculator gives the statutory date.
  2. Leave the allotment running. Corvias stops it in DFAS on the 1st after you move out, and that payment covers your last month.
  3. Prime any painted wall and take down any fence you added before the inspection date.
  4. Empty the home completely before the final inspection, and photograph each room that day.
  5. Leave a forwarding address, and look for the refund by the 10th of the month after move-out. Question any deduction in writing.
  6. If you deploy before the move, sign up for House Watch and give your spouse a special power of attorney. The spouse and family guide covers what it should say.

How do I move out of Corvias military housing?

Corvias's Fort Riley FAQ, read October 10, 2026, says to contact your community office to set a move-out date and give a written 30-day notice to vacate; to leave sooner than 30 days you must present appropriate orders. What is the Corvias pet policy at Fort Riley?

Dogs of full or mixed pit bull type, Rottweiler, Presa Canario, Doberman Pinscher, Chow Chow, and wolf hybrids are barred from family housing. Can I break a Corvias lease with PCS or deployment orders?

Yes. A privatized housing lease is a residential lease, and 50 U.S.C. § 3955 lets you end it on PCS orders or deployment orders of 90 days or more with no early termination charge. Orders include a commanding officer's letter, and separation or retirement counts as a PCS. Corvias's Fort Riley FAQ already lets you leave on less than 30 days' notice if you present appropriate orders. Deliver written notice with the orders attached and keep proof of the delivery date.
