The cap is retroactive to your first day of active duty, and the excess interest is forgiven rather than deferred. Put your numbers in to see the size of your claim, then generate the letter that asks for it.

Simple-interest estimate on a fixed balance, capped at 6%: the 6% statutory ceiling (50 U.S.C. § 3937). Veterans United Home Loans publishes no lower rate, so 6% is your guaranteed floor. A revolving balance that moved over the period will differ. It sizes the claim; it is not an amortization schedule and not legal advice.

Veterans United Home Loans says it provided more VA home loans by volume than any other lender as of October 2025, and its education library includes a page titled “Servicemembers Civil Relief Act (SCRA) & VA Loans,” last updated October 23, 2023 (both verified August 2026). Read that page carefully and you find the fact most Veterans United borrowers need first: the SCRA and the VA loan are two different things. The VA loan is a guaranty program you used at closing. The SCRA is a federal statute that reaches a mortgage only if it existed before your current period of active duty.

That distinction sorts Veterans United borrowers into two groups. If you closed your VA loan while already serving, § 3937 does not cap it and § 3953 does not shield it, because the loan post-dates your entry. If you closed it as a civilian, a veteran, or a drilling Guard or Reserve member and were later activated on federal orders, both protections attach for the activation plus one year. Veterans United’s own page draws that line: the SCRA does not cover retirees, Guard or Reserve members not on active duty, or Guard members activated under state orders.

One sentence on that page needs a correction. Veterans United writes that to secure the rate cap “you may need to show” that service materially affected your finances. Under § 3937(b) the cap turns on notice and orders; § 3937(c) lets a creditor ask a court for relief if it can show your ability to pay was not materially affected. The burden runs the other way. Your own showing of material effect belongs to a different request, a court stay under § 3953(b).

Filing with the right servicer

File your SCRA request on a Veterans United loan

  1. Read your statement for the servicer name. Veterans United’s help desk says some of its loans are serviced by Mr. Cooper on its behalf. If yours is, use the Mr. Cooper process; written requests on those loans go to Mr. Cooper, PO Box 619098, Dallas, TX 75261-9741.
  2. Confirm the closing date is before the start date on your current orders. If the loan post-dates your entry, stop; the SCRA does not reach it.
  3. Gather a copy of your orders, or a letter on unit letterhead signed by your commanding officer with the key dates and a line invoking the SCRA (Veterans United’s page lists both).
  4. Call servicing at 1-855-217-0772 and ask how they want the SCRA request routed. Then send it in writing regardless: the letter generator drafts a § 3937 notice to mail with the orders to Veterans United Servicing Department, ATTN: Office of the Customer, PO Box 8068, Virginia Beach, VA 23450, the written-request address on its help desk. Its contact page lists a second: Attn: Client Advocate, 1400 Forum Blvd. Ste. 18, Columbia, MO 65203.
  5. Get the applied rate, the effective date (your first day of duty), and the end date (separation plus one year) in writing, and check the next statement.
  6. Not applied? The Client Advocate line is 1-800-212-5200. After that, the escalation playbook.

Where Veterans United borrowers trip

The loan type is a distraction; the loan date is the test. “VA” on the note tells you nothing about SCRA coverage. Compare the closing date to the report date on your orders. Guard and Reserve members are the ones who usually win here, because they bought as civilians. Your rate may already be under 6%. If your note rate is at or below the ceiling, the cap saves nothing and the foreclosure shield is the benefit that counts. Run the numbers in the savings calculator before you assume a payment cut. And do not let a streamline refinance offer talk you out of a capped loan: an IRRRL signed during service is a new loan the SCRA does not reach.

Two pages, two addresses. Veterans United’s help desk and its contact page print different written-request addresses. Use the Servicing Department box in Virginia Beach for a servicing matter and keep proof of mailing; if you send to Columbia instead, note it in your call. “Cannot negatively impact your credit” is a promise worth holding them to. Veterans United’s page states it, and § 3919 bars a creditor from basing an adverse credit report or a credit denial on your use of a stay, postponement, or suspension under the Act. Frequently asked questions

Does my Veterans United VA loan get the SCRA 6% cap?

Only if the loan predates the period of active duty you are in now. Veterans United's SCRA guide states the requirement plainly: the loan needs to predate enlistment or the period of active duty service, and you must be the borrower, co-borrower, or have assumed the loan. A VA loan you closed while already on active duty does not qualify. A VA loan you closed as a civilian, a veteran, or a drilling Guard or Reserve member and then got activated on federal orders does, for the activation plus one year.

How do I request SCRA benefits from Veterans United?

Veterans United publishes no SCRA email, portal, or department. Its guide says you must typically submit a written request with a copy of your orders or a signed commander's letter, and its help desk gives one servicing line, 1-855-217-0772, and one written-request address: Veterans United Servicing Department, ATTN: Office of the Customer, PO Box 8068, Virginia Beach, VA 23450 (verified August 2026). Send orders and a written request citing 50 U.S.C. 3937 there, then confirm by phone.

My statement says Mr. Cooper. Do I still deal with Veterans United?

No. Veterans United's help desk states that some of its loans are serviced by Mr. Cooper on its behalf, and directs written requests for those loans to Mr. Cooper, PO Box 619098, Dallas, TX 75261-9741. Mr. Cooper runs its own SCRA intake by email and fax; use its process. The rights are identical either way, because the cap and the foreclosure shield attach to the loan, not the brand on the statement.

Veterans United says I may need to show my finances were "materially affected." Is that true for the rate cap?

Not as a condition of filing. Under 50 U.S.C. 3937(b) the cap is triggered by written notice plus orders, and the "materially affected" question is one a creditor may take to a court under 3937(c) to get relief from the cap; it is not something you prove to the servicer. Your own showing of material effect matters in a different place: asking a court to stay a foreclosure action under 3953(b).

Will asking Veterans United for SCRA benefits hurt my credit?

Veterans United's guide states that invoking your SCRA rights cannot negatively impact your credit score. Hold them to it: get the applied rate and dates in writing and check your report a couple of months later. The statute's own credit rule, 50 U.S.C. 3919, bars adverse credit reports and credit denials based on your applying for or receiving a stay, postponement, or suspension under the Act.
